REQUIREMENTS:

  • Real Estate Broker: Choose an expert broker who will successfully guide you through the entire process including the property search, application and approval process, and lease review and assist you in securing your new home.
  • Search Time: 4 – 8 Weeks prior to the intended occupancy date.
  • Letter of Employment: A brief letter on employer’s letterhead stating annual salary, bonuses, position held and length of employment.
  • Copies of Recent Pay Stubs
  • Tax Returns: Typically the last two years.
  • Financial Statement: A standard statement of Assets and Liabilities.
  • Bank Reference Letter: Confirming account status, balance and date opened.
  • Landlord Letter: Current Landlord confirming tenancy and rental payment history.
  • Two Business Reference Letters
  • Two Personal Reference Letters
  • Personal Identification: A passport or driver’s license.
  • Guarantor’s Information: If signing a lease with a Guarantor, the Guarantor must provide any or all of items 3 – 8 that are applicable.
  • Necessary Funds:
      • Credit Check: $50 to $100
      • Application Fee: $150 to $500
      • First Month’s Rent
      • 1 or 2 Month’s Security Deposit
      • Broker’s Fee: 15% of 1 Year’s Rent
  • Board Interview: If the rental is in a cooperative building, an interview will be required for the approval process.
  • Lease Review: Be sure to have your real estate broker review the lease with you to ensure that you are protected and treated ethically.

Please note that the above requirements may vary depending upon the landlord or building management. It is advisable to have the funds readily available, and the first month’s rent, security deposit and broker’s fee should be in the form of a certified check, bank check, money order or traveler’s check.
